Building cabins for Sevier County's rental market
Much of the new construction around Pigeon Forge, Gatlinburg and Wears Valley is cabins built for the vacation-rental market. Those plans tend to share the same demanding details: lofts, vaulted great rooms, tall window walls aimed at the view, and decks on more than one level.
The sites are demanding too. Steep lots, tight switchback roads and little level ground for staging lumber are normal here. Before we price a Sevier County build we look at access for deliveries, where material can be staged, and how the foundation steps down the slope, so the price and start date hold up once the crew arrives.
Homes and outbuildings on Sevier County land
Away from the tourist corridor, much of Sevier County is still rural acreage and farmland, from the Seymour and Kodak side of the county to the hollows outside Sevierville. Those properties call for family homes with a view, and practical buildings: equipment barns, detached garages, workshops and covered storage for boats and campers.
Mountain property often means a building pad has to be cut into a slope, so grading and drainage get planned before the foundation or posts go in. We also take framing subcontract work for cabin builders here.
Permits and rental rules in Sevier County
Inside city limits, building permits generally run through the City of Sevierville, Pigeon Forge or Gatlinburg; outside them, through Sevier County. If a cabin will be rented short-term, confirm that the use is allowed at that address before you commit to the build. We'll help you find out what applies to your property.
